Newer La Quinta developments (PGA West Greg Norman, Andalusia, parts of Madison Club) carry Mello-Roos special assessments on top of base property tax. Buyers price for it; national AVMs don't see it.
HOA structure is invisible to them.
A house with $1,200/mo HOA isn't worth the same as an identical house with $0 HOA, even at the same asking price. National AVMs ignore HOA load entirely.
View orientation is invisible to them.
South-facing mountain views command a 7–11% premium over north-facing in La Quinta. The MLS doesn't tag this, so most algorithms miss it. We adjust for it.
