PGA West isn't one place — it's twenty-something.
Buyers searching "PGA West" find listings ranging from $525,000 condos at the Greens to $12M custom estates on the Stadium Course. Same address, same gate, very different ownership experiences. The community is structured as a master HOA with sub-association overlays for each enclave.
The major sub-areas worth knowing: Stadium (signature course, marquee homes), Nicklaus (more relaxed, large lots), Citrus (private guard gate within the gate, walking-distance clubhouse), The Legends (older, value-priced single-family), Champion (newer construction, mid-range), and The Greens / Fairways (condo and attached product, the entry point).
What you actually pay every month.
Most homes here carry two HOA fees — the master association and the sub-association. Master fees run roughly $475–$525/mo and cover common-area landscaping, gate staffing, and infrastructure. Sub-association fees vary widely.
Club membership is separate. Golf, tennis, and social tiers run from $5,500 (social) to $185,000 (full equity golf). Membership is not required to own.
Pricing patterns we've seen.
Single-level homes sell faster than two-story (DOM 38 vs. 61 in the last 90 days). Direct golf-course frontage commands a 12–18% premium over interior lots. South-facing rear yards (mountain views, sun-protected patios) are the most-asked feature in our buyer consults — easily a 6–10% premium over north-facing in equivalent product.
The discount opportunity right now: original-finish homes from the 2003–2009 build cycle. Buyers want renovated; sellers haven't fully re-priced. Bring a contractor to the second showing.
A normal day here.
Old Town La Quinta is a 7-minute drive — restaurants, the Saturday farmer's market, the public library. The Stadium Course hosts the American Express PGA Tour event in January. Indian Wells Tennis Garden (BNP Paribas Open) is 12 minutes north. Palm Springs International Airport: 25 minutes.
Most owners we work with are part-time residents (Nov–April) and part-time travelers. Short-term rental is restricted in most sub-associations — verify the specific CC&Rs before assuming income offset.
